Swing or rolling: picking a driveway gate
| Gate type | How it works | Good fit | National price (HomeAdvisor, automatic) |
|---|---|---|---|
| Single swing | One leaf on hinges, usually opens inward | Narrower drives with room for the swing | Swing gates about $840 to $6,000, plus labor |
| Double swing | Two leaves meet in the middle | Wide drives; each leaf is lighter | Within the swing range; two operators if automated |
| Rolling or sliding | Gate slides sideways on a track or wheels | Short or sloped drives, or no room to swing | About $700 to $4,080, plus labor |
| Cantilever | Rolls sideways without touching the ground | Uneven or gravel drives | Ask for a quote; more steel, more cost |
HomeAdvisor puts a typical automatic driveway gate project at $2,500 to $5,000, about $3,160 on average. HomeGuide's range is wider, $1,600 to $13,000, and it says most people spend about $7,000 for the gate, opener and installation. Fixr's national figure, $1,000 to $6,000, covers everything from a manual chain link swing gate to its typical example: a 12-by-6-foot automatic double wooden swing gate at about $4,000. All three were checked in October 2026.
Wind and big gates
A solid driveway gate is a large flat panel, and in Lubbock wind it acts like a sail. That strains hinges, posts and any operator. A few ways to plan for it:
- Choose an open design (iron pickets, pipe or chain link) for wide gates on exposed lots.
- Ask about post size and footing for the hinge posts, which carry the gate's full weight plus wind.
- Ask how the gate is held open and closed. A cane bolt or drop rod keeps a manual gate from swinging in a gust.
- For automatic gates, ask how the operator copes with wind load on a solid gate.
Where the gate swings
HomeAdvisor notes that swing gates usually open inward. That matters in Lubbock because city permit guidance says no fence may extend into the public right-of-way, and on corner lots no fence may sit in the 25-foot vision-clearance triangle at intersections. A gate that swings out over a sidewalk or street edge, or a gate post set too close to a corner, can run into those rules. Before the posts go in, measure the swing arc, check where your property line is and ask City of Lubbock Building Safety (806-775-2087) about anything near the street. A rolling gate avoids the swing question but needs room to slide along the fence line.
Walk gates on a new fence
Plan at least one gate in any new fence. Thumbtack's national examples include about $75 for a single wood gate, $150 for a double wood gate and $100 for a 4-foot chain link swing gate. HomeAdvisor says basic side gates start at about $150 and premium materials run $400 to $1,200.
A Lubbock fence company's FAQ, hosted on KCBD's website, says wood-frame gates usually work under about 44 inches wide with three hinges and the right hardware. It recommends a metal frame for wider gates and for heavy board-on-board styles. If you need to get a riding mower, trailer or boat into the backyard, size the opening first and build the fence around it.
Pool gates. The Texas Department of Insurance notes that many insurers and city ordinances require pools to be enclosed by a fence and a locking gate. Ask the company, and City of Lubbock Building Safety at 806-775-2087, what latch and closer your pool gate needs.
Automatic gate add-ons
An opener is only part of an automatic gate. Ask what's included:
- Remote controls, a keypad or a phone app
- Safety sensors that stop or reverse the gate when something is in its path
- Battery backup or a manual release for power outages
- A free-exit sensor so vehicles can leave without a remote
Running power to a gate operator is electrical work. City of Lubbock Building Safety's FAQ notes that electrical permits and state electrical licensing apply to most electrical work. Ask whether a licensed electrician will do the wiring and who pulls any permit.
Gate repair
Gates break more often than fence lines because they move. Common problems:
- Sagging gate that drags or won't latch. Usually a leaning hinge post or a racked frame. HomeAdvisor puts gate repairs at about $100 to $400.
- Bent hinges or broken latch from wind slamming the gate.
- Operator that stalls or reverses, often from a sensor, a weak battery or a gate that binds.
- Rolling gate off its track after an impact.
The fence repair page covers storm damage to fence lines and how insurance treats fences.
What to have ready when you ask for a price
The width of the opening, whether the drive is level or sloped, the gate material you like, whether you want it automated and how far the nearest power is. For the fence that goes with it, see wrought iron or pipe fence. Full fence pricing is in the Lubbock fence cost guide, and more answers are in the fence FAQ.
Common questions
How much does a fence gate cost?
A simple walk gate is the cheap part of a fence. Thumbtack lists a single wood gate at about $75 and a 4-foot chain link swing gate at about $100 installed. HomeAdvisor says basic side gates start around $150 and premium materials run $400 to $1,200 (national, checked October 2026).
Can I add an opener to the driveway gate I already have?
Often, if the gate and posts are strong enough to carry an operator. HomeGuide puts automating an existing gate at about $400 to $5,500. Ask the company to check the hinge posts and the gate frame first.
Why does my wood gate keep sagging?
Usually the hinge post has leaned or the frame has racked out of square. HomeAdvisor notes a tension rod with a turnbuckle can pull a sagging gate back up for about $5 to $15 in parts, but if the post itself is moving, the post needs to be reset.
What happens to an automatic gate when the power goes out?
It depends on the operator. Some have battery backup and others need to be released by hand. Ask how the gate opens without power before you buy, especially if it's your only way in or out.
